Exterior Waterproofing

Excavate to the footing, apply membrane and drainage board, then restore grade so water sheds away from the wall.

Source-side membrane when the dig path is realistic on a cut-face lot.

Exterior waterproofing treats the problem at the source. We excavate along the affected wall or perimeter, prepare the foundation surface, install waterproof membrane and drainage board, place footing drain where needed, and backfill with attention to grade. On North Shore hillside lots, access, tree roots, and retaining walls often shape the scope. We map that during the assessment instead of quoting a one-size trench.

Interior Drainage Systems

Perimeter channels and vapour control that collect water at the slab edge and route it to a sump or daylight discharge.

Perimeter control when excavation is limited or finishes must stay.

Interior drainage manages water after it reaches the foundation. We install a perimeter channel at the slab-wall junction, connect it to a sump or approved discharge, and detail vapour barriers where finishes allow. This approach is common on North Van lots with limited yard access, shared walls, or landscaping you want to preserve. It does not replace exterior membrane when that is clearly needed. Sump Pump Systems

Primary pumps with optional battery backup to move collected groundwater out and away from the home.

Active removal and discharge planning when gravity is not enough.

Sump systems collect water from interior drains or footing lines and discharge it to a safe outlet. We size the basin and pump for expected load, plan discharge routing away from the foundation, and discuss backup options for storm-season outages. On rainy-slope properties, a hard-working sump often signals upstream drainage issues. We check both rather than only swapping a pump.

Crack Injection

Targeted polyurethane or epoxy injection to seal active or dormant foundation cracks.

Targeted seal when a discrete crack is the entry path.

Not every wet basement needs a full dig. When a discrete crack is leaking, injection can seal the path. We evaluate width, movement, and whether water is active, then choose flexible polyurethane for wet cracks or structural epoxy when movement and dryness allow. Injection is not a substitute for failed perimeter drainage or grade problems. We say so when a larger system fix is the honest answer.

On-site review of entry points, grading, drains, and finishes before anyone recommends excavation.

Assessments come first. We walk the exterior grade and downspouts, inspect the basement for damp patterns, check existing drains or sumps when present, and document what we find. You leave with a plain-language recommendation and a written scope if work is warranted. Photos and notes from your side help. They do not replace a site visit on North Shore terrain.
